Why the Link Road side is cheaper than the station side

Rents in Goregaon West split along one line. Anything within a few minutes of Goregaon station — S.V. Road, Siddharth Nagar, Motilal Nagar — carries a station premium, because tenants pay for the walk to the Western Line. Move west toward Link Road and the same bed drops by two to four thousand a month, because you now depend on a bus or an auto to reach the train.

That trade-off is worth taking if you work along the Link Road corridor. From here, Andheri West, Lokhandwala, Malad and the Mindspace offices are a straight run without going near the station crush. If your office is on the Central Line or in town, the station side will suit you better and we would say so on the phone.

Two things move these numbers more than anything else: whether electricity is billed separately, and whether the deposit is one month or three. A ₹12,000 bed with a three-month deposit and a ₹900 electricity bill is not cheaper than a ₹14,999 all-inclusive bed with one month down. Work out the first-year total before you compare headline rents.

Mostly men in their twenties and thirties working in Andheri, Malad and Goregaon East — sales, IT, hospitality, media crews on shoots at Filmcity, and students at colleges along the western belt. Long-stay is the norm; the average resident stays several months rather than weeks.
